Who is the contractor?
The Civil Works contractor is Delta Group, and the Main Works contractor is Mirvac Construction. Mirvac Construction is currently the first business in Australia to be awarded the highest possible 5 Gold Star iCIRT rating by Equifax, and the only business to have achieved this rating twice. This rating has been earned through five decades of designing and building high-quality, well-designed buildings across the commercial and residential sectors.
What is the construction program?
Construction will be completed in two stages, Civil Works followed by Main Works. The overall construction program is expected to be completed by mid-2027.
Civil works commenced in early September 2023 and are now complete. Civil works included:
• Site establishment and foundation works
• Bulk excavation
• Waterproof membrane and slab on ground
Now that civil works are complete and pre-sales requirements have been met, the main building works have commenced. Main works will include:
• Main Building Structure
• Facade
• Services and Finishes
• Landscaping
What are the working hours?
The construction working hours are 7am-6pm Monday to Friday and 9am-5pm on Saturday. These hours are in line with the planning permit in place and the City of Port Phillip Council’s regulations.
If, from time-to-time activities need to take place out of hours, we will obtain the relevant permits from Council and notify our neighbours of these in advance.
What measures will be taken to control dust and air pollution?
Several dust suppression measures will be in place to help manage the dust generating activities to adjacent residents. These include:
- Wetting down of works areas where required to mitigate generation of dust
- All materials transported from site in trucks are appropriately covered and speeds restricted
onsite
- Street sweepers will be organised on an as needs basis.
Will there be road closures or detours during construction?
There will be varying site conditions throughout the project duration that may impact surrounding roads. All works will be in accordance with approved traffic management plans and impacted residents will be notified ahead of any road closures in advance.
A Loading Zone on Queens Lane will be established over the footpath and partially occupying the roadway in line with the north and south boundaries of the site. The Construction Traffic Management Strategy ensures a minimum lane clearance of 3 metres allowing the uninterrupted flow of vehicles through Queens Lane. Pedestrians will be detoured to walk on the opposing sidewalk during the hours of operation, whereby appropriate detour signage will be in place to assist.
Are there designated routes for construction vehicles to reduce impact on residential streets?
Trucks will enter and exit the site using Queens Road and Queens Lane. Queens Lane offers direct access to Leopold Street, located approximately 300m north of the site, connecting seamlessly to the arterial road network of Queens Road. This configuration eliminates the need for trucks to navigate through local streets to reach the site, except for the brief stretch of Queens Lane and Leopold Street.
Will public transport routes be impacted throughout construction?
No, public transport routes will not be impacted throughout construction.
Where will trucks enter and exit the site?
During the civil works and main works stages, trucks will enter and exit the site via Queens Road and Queens Lane.
How will you maintain safety throughout the construction period?
Safety of the site, our workers and our neighbours are our highest priority. The site has implemented numerous safety measures, that will be monitored and adjusted accordingly during construction.
The following measures will be in place to mitigate construction site hazards at The Albertine:
• Traffic controllers will supervise vehicle, pedestrian and cyclist movements as required
• Mirvac will maintain access for any emergency or evacuation
• All gates will be securely locked and monitored outside work hour
• Clear signage will define the entry and exit gates during construction
Will sidewalks and pedestrian pathways be maintained or rerouted during construction to ensure the safety of pedestrians?
A construction traffic management plan has been developed by our traffic consultant to advise the best way to manage our works and minimise impacts to local pedestrians and cyclists. If pedestrian pathways are rerouted or impacted during construction, traffic controllers will supervise pedestrian and cyclist movements as required.

Is there any commitment to sustainability or energy-efficient building practices?
The Albertine is committed to delivering an average 7-Star NatHERS energy rating, including double glazing which ensures a quieter indoor environment when compared to single glazing. The Albertine is an entirely electric building, meaning there is no reliance on gas. All apartments will have induction cooktops and heat-pump technology for hot water. All residences will have provisions for electric vehicle chargers.
How will waste be managed throughout construction?
We take a holistic approach to reducing the waste we generate throughout the full lifecycle of our developments, including design, construction, and operation. By shifting away from a ‘take, make, use, dispose’ model and moving to a circular waste model, Mirvac aims to avoid, reduce, reuse, recycle and regenerate waste wherever possible. At The Albertine, at least 90% of construction and demolition waste will be diverted from landfill.
How can I stay updated throughout construction?
Mirvac is committed to keeping the community informed throughout the entire project. What is the purpose of this apartment development project?
Our vision for The Albertine entails the revitalisation of a vacant site, delivering much-needed housing in a prime location. This benchmark new apartment community will include:
- 98 apartments
- 1-, 2-, 3- and 4-bedroom typologies
- Totalling 14 levels
- 4 level basement
How tall is the building?
The development will be 14 levels. The building steps back from the west on levels 10, and further retreats from the east on level 13, displaying a dual setback from both the west and east.
