Situated between Queens Road and Queens Lane, this expansive 2,323 sqm site occupies a coveted position in the prestigious inner-city St Kilda Road precinct, only 2.7 km south of the Melbourne CBD.

The site features established neighbouring structures to the North and South, spanning three and four levels respectively, with street frontage to the West along Queens Road and to the East along Queens Lane. Its advantageous location offers immediate access to green spaces such as Albert Park, Falkner Park, and the Botanical Gardens.
